Forest River lists 14 Rockwood Mini Lite floor plans for 2027, from the 22-foot-2-inch 2108RB to plans of up to 25 feet 10 inches. Couples can start with the 2109S, 2213S or 2524FBT, families with the bunk plans 2509S and 2520BH, and lighter tow vehicles with the five plans that stay under 7,000 pounds loaded.

Every specification in this guide comes from Forest River's 2027 Rockwood Mini Lite line page and its 14 individual floor plan pages, read on 22 October 2026. The guide compares what a shopper can check before visiting a dealer: length, height, weights, cargo capacity, tank sizes and the layout Forest River describes for each plan. No trailer was inspected or towed for this guide.
Forest River's floor plan pages do not list a sleeping capacity, a GVWR figure or a price, so none appear here. Forest River marks its unloaded weight and cargo capacity figures as an "Estimated Average based on standard build optional equipment", and says a label with the weights of the actual unit is applied to every trailer before it leaves the factory. Use that label, not the brochure figure, for the trailer you buy.
The 2027 Mini Lite plans fall into two size groups: four plans from 22 feet 2 inches to 23 feet 10 inches long, and nine plans of 25 feet 9 inches or 25 feet 10 inches.

The 2109S is the lightest plan and has the lowest hitch weight, even though the 2108RB is 2 inches shorter. The 2524FBT is the lightest of the longer plans at 5,148 pounds. Forest River lists the 2526BS with "TBD" for its length and weights. Exterior height is 10 feet 3 inches on the 2109S, 10 feet 5 inches on the 2108RB and 10 feet 11 inches on the other 11 measured plans.

Cargo carrying capacity on the 2027 Mini Lite runs from 1,365 pounds on the 2109S to 2,137 pounds on the 2509S. Forest River defines cargo carrying capacity (CCC) as GVWR minus unloaded weight, so adding the two gives the most each plan is rated to weigh when loaded.

Five plans come to less than 7,000 pounds when unloaded weight and cargo capacity are added: the 2109S, 2108RB, 2205S, 2524FBT and 2213S. The 2524FBT is the only plan over 24 feet long in that group; the other eight longer plans land between 7,645 and 7,745 pounds.
Four plans have a 58-gallon gray tank instead of 29 gallons: the 2506FK, 2515S, 2523MBR and 2525RB. Every measured plan has a 29-gallon black tank. Fresh water capacity is 53 gallons on every measured plan except the 2523MBR, which Forest River lists at 54 gallons. Forest River notes that fresh water weighs 8.3 pounds per gallon, so a full 53-gallon tank adds 439.9 pounds against cargo capacity.
The guide's short list for couples and solo travelers is seven plans whose Forest River descriptions center on a queen bed or bedroom and mention no bunks or Murphy bed. The 2506FK and 2515S, covered in the layout section below, also have a bedroom and no bunks.
- Mini Lite 2109S: 22 ft 4 in, 4,472 lb unloaded. A 60 by 74 inch queen bed with a wardrobe and nightstand on both sides and privacy curtains, plus a 72-inch sofa slide. It is the lightest plan in the line.
- Mini Lite 2213S: 23 ft 10 in, 5,393 lb unloaded. A true queen bed with under-bed storage, 60-inch theater seating, an 11 cubic foot 12V refrigerator, a pull-out desk, a rear bath and an outside kitchen with a griddle and refrigerator.
- Mini Lite 2524FBT: 25 ft 9 in, 5,148 lb unloaded. No slide-outs, a true queen bed with flip-up storage, theater seating across from the TV and fireplace, and a bathroom with a porcelain toilet.
- Mini Lite 2522FB: 25 ft 9 in, 5,788 lb unloaded. A front bedroom, a wardrobe and pantry slide-out, theater seating facing a TV lift Forest River calls a "televator", a dinette and a rear kitchen.
- Mini Lite 2525RB: 25 ft 9 in, 5,823 lb unloaded. A front bedroom, 60-inch theater seating, an L-shaped countertop with barstool seating, a rear bath and an outdoor kitchen.
- Mini Lite 2523MBR: 25 ft 9 in, 6,123 lb unloaded. A front kitchen with a large window, theater seating with an optional hide-a-bed, and a bedroom with the queen bed in a slide-out and washer/dryer prep. It is the heaviest measured plan.
- Mini Lite 2526BS: specifications not yet published (Forest River lists them as "TBD"). A private front bedroom with a 60 by 80 inch queen bed and washer/dryer prep, and a rear living area with a 55-inch theater seat.
If towing weight is the main limit, the 2109S and 2524FBT are the two lightest choices. If you want an outside kitchen in a plan without bunks, compare the 2213S and 2525RB; the 2509S and 2513S also have one.
Two 2027 Mini Lite plans have bunks, the 2509S and the 2520BH, and two use a Murphy bed that converts to seating by day, the 2108RB and the 2509S.
- Mini Lite 2509S: 25 ft 10 in, 5,563 lb unloaded. A double 48 by 72 inch bunkhouse with a bottom bunk that folds up for storage, a 60 by 74 inch Murphy bed that folds into a sofa, and an outside kitchen under an 18-foot awning. It has the most cargo capacity in the line, at 2,137 pounds.
- Mini Lite 2520BH: 25 ft 10 in, 5,533 lb unloaded. A separate front bedroom with a true queen bed and two wardrobes, a U-shaped dinette and two 36 by 71 inch bunks in the main living area.
- Mini Lite 2108RB: 22 ft 2 in, 4,768 lb unloaded. A front Murphy bed that converts to a dinette, 72-inch theater seating and a large rear bathroom. Forest River pitches it at couples or small families.
The main difference between the two bunk plans is the adult bed. The 2520BH has a separate front bedroom with a true queen bed, while the 2509S puts the adult bed in the living area as a Murphy bed that folds into a sofa.
Beyond bed type, the 2027 Mini Lite plans differ most in where the kitchen sits and how much open floor they leave.
- Front kitchen: the 2506FK has a front kitchen, a U-shaped dinette that converts to extra sleeping space, a pass-through bathroom and a rear bedroom. The 2523MBR also puts the kitchen up front.
- Rear kitchen: the 2515S has two entry doors, so the kitchen, bedroom and bathroom can be reached with the slides in, plus a dinette, theater seating and a wardrobe slide. The 2522FB also has a rear kitchen.
- Outside kitchen and storage: the 2513S has an outside kitchen with a griddle, refrigerator and grill, a large wardrobe slide and a pantry next to the bathroom.
- Open floor and pets: the 2205S has open living space, a drop frame with front pass-through storage behind a 30 by 24 inch door, theater seating and a fireplace. Forest River says the floor space leaves room for kennels and large animals' sleeping areas.
Forest River's 2027 Mini Lite features list also names composite wall construction, a six-sided aluminum frame, 12V heated holding tanks, Dexter Torflex axles and a 200-watt solar panel with an 1,800-watt inverter. It says features and options can change with material availability, so confirm the equipment on the trailer you are buying.
Checking a Mini Lite against a tow vehicle starts with the trailer's loaded weight, not its unloaded weight. Forest River's line page opens with the line "No longer do you need a large truck to tow a trailer", but the numbers still have to fit your vehicle.
- Find the tow vehicle's towing capacity and payload in its owner's manual and on the door-jamb label.
- Take the trailer's GVWR from the label on the actual trailer, or add its UVW and CCC from the tables above.
- Compare that figure with the towing capacity, leaving room for anything the dealer added after the trailer was weighed.
- Add the trailer's loaded hitch weight to the people and cargo in the vehicle, and compare the total with the vehicle's payload.
- Weigh the loaded trailer and vehicle before a long trip, because hitch weight and cargo change as you pack.

Used and leftover Mini Lite trailers often carry floor plan names that are not in the 2027 lineup. Searchshop dealer listings read on 22 October 2026 included Mini Lite units labeled 2104S, 2214S, 2504S, 2511S, 2516S, 2517S and 2519S, including new 2026 units of the 2214S, 2511S and 2519S.
For those plans, the 2027 figures in this guide do not apply. Ask the dealer for the weight label on the trailer and check it the same way. None of the Mini Lite listings read for this guide showed an asking price, so compare written out-the-door quotes from dealers instead.
The quickest way to narrow the 2027 Mini Lite line is to start from your tow vehicle and how many beds you need.
- If towing capacity is your tightest limit, start with the five plans under 7,000 pounds loaded: the 2109S, 2108RB, 2205S, 2524FBT and 2213S.
- If you need bunks, compare the 2509S and 2520BH.
- If you want a bedroom at one end of a longer trailer, compare the 2506FK, 2522FB and 2525RB, and the 2526BS once Forest River publishes its weights.

The 2027 Rockwood Mini Lite 2524FBT is the plan Forest River describes as having no slide-outs. It is 25 feet 9 inches long, weighs 5,148 pounds unloaded and has 1,807 pounds of cargo capacity. Forest River says the layout is easy to tow, simple to set up and fits a wider variety of campsites.
A 2027 Rockwood Mini Lite weighs from 4,472 pounds unloaded for the 2109S to 6,123 pounds for the 2523MBR, according to Forest River. Adding each plan's cargo capacity gives loaded ratings from 5,837 to 7,745 pounds. Use the loaded figure and the label on the actual trailer when matching it to a tow vehicle.
